Sick Building Syndrome (SBS) is a condition affecting buildings and the people who occupy them, characterised by a range of symptoms that are linked to time spent in a particular building. The syndrome is particularly challenging in mixed-use facilities. Where residential and commercial spaces coexist, it can impact a diverse group of occupants and a variety of business operations.

Client A's newly constructed mixed-use building faced a significant challenge when it developed SBS shortly after completion. The presence of mould and malodours created health concerns among occupants and an untenable environment, leading to a potential legal battle despite the building owner's efforts to rectify the situation.

The pivotal moment occurred when the client needed to engage an HVAC expert to accurately diagnose the issues and identify significant cost factors.
